Guidance on Legionnaires’ Disease

What is Legionnaires’ Disease?

Legionnaires’ Disease is a potentially fatal pneumonia-like illness caused by Legionella bacteria. While everyone is susceptible to infection, certain groups are at higher risk, including:

  • Individuals over 45 years of age
  • Smokers and heavy drinkers
  • People with chronic respiratory or kidney disease
  • Diabetics
  • Individuals with impaired immune systems

Where is Legionella Found?

Legionella bacteria are commonly found in natural water sources like rivers and lakes. They can also thrive in purpose-built water systems, including:

  • Hot and cold water systems
  • Storage tanks
  • Pipework
  • Taps and showers

How is it Spread?

The disease is contracted by inhaling small droplets of water (aerosols) that contain the bacteria. These aerosols can be generated by:

  • Running taps and showers
  • Flushing toilets

Who is Responsible?

As a tenant, you have a role in preventing Legionella contamination. Dorset Plumbing recommends the following precautions:

  • Regularly clean showerheads and taps to prevent bacterial growth.
  • Inform Dorset Plumbing if you notice debris or discolouration in the hot or cold water.

Additional Recommendations

To further reduce the risk of Legionella:

  • Flush through showers and taps at least once a week, especially if they are used infrequently.
  • Keep hot water on your boiler system at a temperature of 60°C or higher.
  • Notify Dorset Plumbing if you plan to be away from the property for an extended period, so appropriate measures can be taken, such as flushing the system before your return.
